Rental properties: investment-friendly areas in 14 major college towns [Cartes]

In an attempt to answer these questions, Investissement-locatif.com conducted research to identify key student areas in 14 major cities where the group also invests for its own clients: Paris, Lyon, Marseille, Bordeaux, Lille, Nantes, Rennes, Toulouse, Montpellier, Rouen, Saint-Étienne, Metz, Nancy and Reims. For each of these municipalities, Investissement-locatif.com has compiled maps that highlight the main schools and universities in those cities, as well as areas that their students could potentially target. Having such a population makes it easier for landlords to rent out properties with a small footprint or to share large apartments among multiple roommates. And this is in order to maximize their profitability, while minimizing the risk of housing unemployment.

Of course, “the various maps represent an incomplete list of schools,” scolds Investissement-locatif.com, which relied on 2021-2022 data from student and university guru rankings to compile them, which lists schools, as well as the most popular and reputable schools. Paris

There are about 720,000 students in Paris, 13% of whom are foreigners. First of all, this population has increased by almost 20% over the past 10 years, which supports a high demand for housing.

Lyon

About 175,000 students study in Lyon. The capital of Gaul continues to be very attractive to this population: according to the magazine l’Étudiant, in 2021/2022 it was considered the second best French city for students to live.

Marseilles

Aix-Marseille University (AMU) has over 70,000 students enrolled in a wide range of different courses. Investissement-locatif.com emphasizes that the presence of the RTM transportation network allows students to easily get to various school campuses.

Bordeaux

Schools of business, engineering, hospitality, political science or the arts: the metropolis of Bordeaux attracts many students in many fields. Investors will be advised to primarily focus on the cities of Pessac or Talence, where most of these universities are concentrated.

Lille

Nantes

In 2021, Nantes welcomed over 60,000 students. In addition to the University of Nantes, the city has various institutions such as the Ecole Centrale, the National Veterinary School, Food and Food Nantes-Atlantique or Polytech.

Nancy

In Nancy, 18% of the inhabitants are students. This amounts to approximately 52,000 divided between the Literature and Humanities campus, the School of Law, or the National School of Architecture.

Reims
